PROJECT OVERVIEW

Aventura ParkSquare is a planned upscale mixed-use live, work, entertainment destination project that will be located on Waterways Boulevard, one of Aventura’s most highly traveled access roads. Located between the Aventura Mall and Gulfstream Village and just across Biscayne Boulevard from the Aventura Hospital complex the project enjoys one of the finest most accessible locations in Aventura.

The project is currently in the approvals phase with the City of Aventura with an estimated project delivery scheduled for the summer of 2016. The project is envisioned to include approximately 640,000 SF of space and 1,150 parking spaces, and will include:

  • Hotel – 230 key (select service)

  • Upscale Retail / Restaurants – 51,000 SF

  • Luxury Residential Condominiums – 134 Units

  • Class A Office – 85,000 SF

  • Medical Office Building – 40,000 SF

  • Concierge Living / Luxury Assisted Living Facility – 144 Units / 200 Beds


NEIGHBORHOOD

The City of Aventura is located in the Northeast quadrant of Miami-Dade County. Aventura was incorporated in 1995 as a city that spans 3.2 square miles. Throughout the years Aventura has been gradually developed into an internationally recognized location for its residential market as well as its shopping and entertainment destination. Aventura began its development during the early 1970s and became an incorporated city in 1995. The popular destinations in Aventura include the Aventura Mall, the fifth largest shopping mall in the US; Turnberry Isle Resort, featuring a 408-key luxury hotel, two Raymond Floyd 18-hole golf courses amongst other amenities; and various retail destinations throughout Biscayne Boulevard including Loehmman’s Fashion Island, Aventura Shopping Center, Aventura Commons, The Promenade Shops and Shoppes at the Waterways. Additionally, Gulfstream Park, a horse racing facility on the east side of US-1 in Hallandale, is in close proximity to the Property. Gulfstream Park underwent substantial redevelopment in 2004 encompassing new retail and entertainment area. In October 2006, the State of Florida awarded a gaming license for slot machine operations at Gulfstream Park.

LOCATION

A 7.37 acre development site in Aventura, the largest available land parcel in the city of Aventura situated approximately half a mile north from the Aventura Mall, and half a mile south of Gulfstream Park. 

The Property enjoys good accessibility due to its close proximity to Biscayne Boulevard (US 1), I-95 and Collins Avenue (A1A). Both Biscayne Boulevard and Collins Ave. feature vast commercial activity in the surrounding proximity of the Property. Moreover, both roads are thoroughfares that run parallel to I-95 and reach Downtown Miami and Miami Beach. I-95 is located approximately 1.42 miles west of the Property and is accessible from NE 203rd Street (Ives Diary Road) and Hallandale Beach Boulevard. I-95 extends north/south along Florida’s east coast and represents the primary north/south commuter highway serving South Florida.
